Property Information
Shared Spaces
The pool, tennis court, garden and outdoor BBQ are for the shared use of residents and guests. Guests are required to clean the BBQ after use.
Potential for noise
Fathoms 10 is located on Mitchell Parade - the main road between Mollymook and Narrawallee. At times you will hear traffic noise in the living area. It is on the middle level of a residential apartment block. Like in many apartment blocks, you will hear sounds from other residents & maintenance staff.
Must climb stairs
Fathoms 10 is accessed via a shared hallway and one flight of stairs with sixteen steps in the second stairwell at the rear of the complex. There are three levels and Fathoms 10 is on the middle level.Parking
There is no parking at Fathoms for boats or trailers.
Safety considerations
Shallow Pool - Minimum Depth 0.8m.
The pool is not supervised and all persons using the pool do so at their own risk. Children are only permitted to use the pool under strict adult supervision.
Blackwater Creek is nextdoor to Fathoms. There is a fence between the creek and the property.

Property Rules
Maximum Guest Capacity : 4
(including children & infants)
In no event shall the Rental Property be occupied by more persons than the maximum 4 guest capacity of the property as stated on the Rental Agreement, booking site, website and in the booking confirmation letter.
You will be asked to provide the first & last names of all guests (adults, children & infants) included in the booking. Only guests listed in the Rental Agreement are permitted to stay overnight.
Guest Obligations
Guest agrees to abide by all rules and regulations contained in the Rental Agreement; posted on the premises or booking website and in the property guide book.
Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises.
Guests agree not to use the premises for any commercial activity or purpose that violates any criminal law or governmental regulation.
No Pets
Fathoms 10 is strictly pet-free. Guests are not permitted to have animals of any kind. Any pet(s) found in or about the property will be grounds for expedited eviction and forfeiture of all monies paid.
Quiet Hours
10:00 pm – 8:00 am
Parties & Events
Parties, events and open-invitation gatherings are prohibited, regardless of size. This includes not disturbing neighbors with noise or other disruptive behaviors and actions.
Breakages & Mistakes
Sometimes accidents happen. If you break or damage something, please let me know immediately so guests arriving after you aren’t inconvenienced by broken or missing amenities.
Security Deposit Hold
Deductions from the Security Deposit Hold may include, but are not limited to: excess cleaning fee, garbage removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees.
Owner is under no obligation to use the least expensive means of restoration.
No Smoking / Vaping
Fathoms 10 is a strictly smoke-free home, including the balcony area. No smoking of any substance, including vaping or e-cigarettes, is allowed.
BBQ
Clean the hotplate and grill plates after using the BBQ to avoid additional cleaning fees. You will find cleaning spay, BBQ wipes, paper towel and a scraper in the cupboard under the sink in the kitchen.

Lithium Battery Charging
The charging of lithium batteries for E-bikes, scooters and any other lithium powered devices at Fathoms 10 is not allowed. This includes inside the garage, in the apartment and anywhere else on the grounds.
Insects & Wildlife
No refunds for the occasional insect sighting.
Fathoms 10 is on the NSW south coast. There is bush on two sides of the property and a creek and the ocean nearby. It is a native habitat for all kinds of wildlife and insects and is one of the reasons Mollymook is so beautiful.

As well as the Property Rules listed above, all guests are required to follow the:
Booking Process
To complete the booking process you’ll need to:
- Be at least 25 years old
- Provide your personal contact information
- Upload a photo of your government issued photo ID (including date of birth & current address that matches credit card details) for legal and insurance compliance.
- Share the first & last names of all guests included in the booking (adults, children & infants)
- Read and agree to follow the Property Rules
- Review and sign the Rental Agreement
- Authorise a $500 Security Deposit Hold (this is a temporary hold unless you’re using a debit card)
- Submit payment in full
Security Deposit Holds Explained
A few helpful details so there are no surprises:
- The hold is processed securely through Stripe. Your bank temporarily sets aside $500 two days before arrival. This is not a charge unless an issue is identified after checkout.
- While the hold is active, it will count against your available credit, even though no money is taken.
- The security deposit hold must be active for the guest to receive the lockbox code at check-in.
- For security, I can only see the last four digits of your card.
- Stripe can hold funds for up to 7 days at a time, so your bank may re-authorise the hold during your stay and again shortly after checkout.
- The hold is automatically released 7 days after checkout, provided there are no damages, excess cleaning required, or House Rule violations.
- Because nothing is charged, you won’t see a refund and once released, the pending amount simply disappears.
- The hold may not appear on printed statements, but you may see it in online banking as Stripe authorises, re-authorises, or releases it.

Fathoms 10 only uses guest contact details to send communications that are directly tied to a guest's booking activity.
Your contact details will not be used for marketing purposes.
