BEDROOMS
Our two bedroom apartment sleeps up to four guests. Both bedrooms have a built-in wardrobe, bedside tables, ceiling fan with remote control and small column heater. All bed linen is provided.
 
BATHROOM
Modern bathroom complete with contemporary fixtures, spacious shower, bath and separate toilet. Bath towels provided (BYO beach towels).
 
KITCHEN
The fully equipped kitchen features modern appliances, ample counter space, Nespresso coffee machine and dishwasher. Enjoy your meals at the dining table or on the private balcony while taking in the gorgeous beach views. Fathoms 10 is self catering - starting amounts of some pantry essentials are provided. 
 
LIVING AREA
The open-plan living area is designed for comfort and relaxation, offering a cozy lounge where you can unwind with a book, listen to music or watch TV. To keep you cool there is a reverse cycle split-system air conditioner and two ceiling fans.  
 
PRIVATE BALCONY
Step out onto the private balcony, soak up the sun and feel the gentle sea breeze as you savour your morning coffee. Or enjoy an evening BBQ on the balcony and admire the gorgeous Mollymook sunset. 
 
HEATING & COOLING
The lounge and dining area has a ceiling fan and a split-type ductless air conditioning system which heats and cools. The air conditioning system does NOT reach to the bedrooms. The bedrooms both have ceiling fans and small column heaters.
SHARED AMENITIES 
Take advantage of the sparkling swimming pool, tennis court and lush gardens where you can enjoy lawn games or relax in the sunshine.
 
PARKING & EV CHARGER
Private lock-up garage with remote control door (entrance clearance 2.1m). Complimentary EV charging for booked guests - high capacity charger with Type 2 plug. Dedicated visitor parking spaces. No parking for boats or trailers of any kind.
 
NEARBY ATTRACTIONS
Explore the vibrant local area with its renowned golf courses, charming cafes, coffee carts and award-winning restaurants. Only a short drive to Ulladulla and the boutique shops of historic Milton village. 
 
OUTDOOR ACTIVITIES
Enjoy surfing, golf, paddle boarding, fishing, kayaking, hiking, whale watching (in season) and much more in Mollymook and nearby.
 
CHILDREN & INFANTS
Children and infants are welcome and are included in the guest total. Plastic cutlery and crockery are provided. You will need to bring your own high chair and travel cot if required.
 
BOOKING CONFIRMATION
I am a software connected Host and use OwnerRez and Stripe for processing payments, Renter Agreements and Security Deposit Holds to ensure your privacy and data are protected. A Renter Agreement must be signed, proof of age photo ID received and Security Deposit Hold authorised within 48 hours of booking creation or the reservation may be cancelled. 
 
To confirm your booking you will be required to:
- Be at least 21 years old.
- Sign a Renter Agreement within 48 hours of booking creation.
- Provide a copy of your government issued photo identification.
- Agree to a Security Deposit Hold being automatically reserved for the booking.

RENTER AGREEMENT
Guest (Primary Renter) is required to sign a Renter Agreement within 48 hours of submitting a booking inquiry. The Renter Agreement must be signed and proof of age identification received before the booking can be confirmed. If the Renter Agreement isn't signed, check-in info will not be sent and the reservation may be cancelled. Please message me if you would like to view the Renter Agreement before requesting a booking.
 
SECURITY DEPOSIT
A $500 Security Deposit Hold is required and will be automatically reserved for the booking. The automatic reserve is processed through Stripe and conducted by putting a hold on the Guest's credit card for the amount of $500 two days prior to the arrival date. It is a short hold on your card, not a charge. 
 
The Security Deposit Hold must be approved before the booking can be confirmed and will be released two weeks after check out provided there are no damages, violations or excessive cleaning required.
 
Not having an active Security Deposit Hold, for any reason, two days before check-in is considered a breach of House Rules. Access codes will not be provided if there is no active Security Deposit Hold and the booking may be cancelled with no refund.
 
MINIMUM AGE
Minimum age of Primary Renter is 21 years. Government issued proof of age identification is required to confirm your booking. You will be asked to provide a copy of your government issued photo identification (including date of birth & address) that matches your credit card details by uploading a photo.
